10-Year Property Holding Rule

Under the current MM2H framework, the qualifying residence generally cannot be sold for 10 years.

MM2H FAQ

Is buying property compulsory under MM2H?

Yes. Under the current Federal MM2H programme, participants must purchase a qualifying residential property according to their category.

What is the minimum property price?

The Federal minimums are RM600,000 for Silver, RM1 million for Gold and RM2 million for Platinum. Separate property requirements apply to the SEZ / SFZ category.

Can foreigners buy any property in Malaysia?

No. State-level foreign ownership rules, minimum purchase thresholds and consent requirements may also apply.

Do I need to live in Malaysia all year?

No. The applicable annual stay requirement depends on age and the prevailing MM2H programme rules.

Can I withdraw my MM2H fixed deposit?

Up to 50% of the principal fixed deposit may be withdrawn for approved purposes, subject to prevailing programme requirements.

Can my spouse and children join me?

Eligible spouses and qualifying dependants may be included, subject to the programme’s relationship, age and dependency requirements.

Can I work or run a business under MM2H?

Employment and business rights depend on the category. Platinum provides additional flexibility subject to applicable Malaysian laws and approvals.

Is MM2H permanent residency?

No. MM2H is a renewable long-term social visit pass. It is not Malaysian permanent residency or citizenship.

Do I need to use an MM2H operator?

Federal MM2H applications are processed through appropriately licensed MM2H operators in accordance with applicable requirements.
